Colony Retirement Homes is a non-profit organization located in Worcester and Holden, MA specializing in affordable housing for low income seniors. They currently offer 389 apartments in 5 different colony settings perfect for seniors who don’t want the responsibility of home maintenance, yard work, or snow removal, but wish to maintain their independence. ESE worked with Colony on phase 1 of their new construction which consisted of the addition of a 5 story midrise building with 45 units of affordable housing, totaling around 55,000 sq ft.
ESE provided schematic design, design development, construction documents, bid sets, and permit sets including all electrical systems both for the newly constructed building as well as all site electrical work pertaining to the building. Electrical systems designed included addressable audio-visual fire alarm systems, LED lighting/branch wiring (normal, emergency, egress, and automatic controls), power distribution (normal, mechanical, and emergency), electrical load calculations, new electrical service, receptacles, telecommunications, and conduit sleeves. All lighting systems were either DLC listed or Energy Star approved and a mix of vacancy and occupancy sensors were utilized in common spaces for energy conservation. Additionally, a video intercom system was provided in each unit with a master station located at the ground floor entrance for security.
Site electrical work included primary and secondary work, communication service provider empty pathways, fire alarm, and lighting. Additionally, it also included two (2) Electric Vehicle charging stations (level II) as well as PV Solar provisional space in distribution for future PV Roof System.
