NORPAK was a new tenant in a 250,000 sq ft, 2 story, warehouse/office building in South Kingston, RI that was under active construction and needed essential-detailed existing conditions (Scan to BIM) floor plans, fire alarm layouts, and electrical distribution on a tight deadline to keep up with construction timelines.
ESE’s Scan to BIM team performed a mixture of scanning of all existing electrical distribution along with hand measurements of more congested rooms/spaces (such as the offices) to complete scanning in 1 day and perform a quick turnover to provide existing conditions for floor plans, sections, and elevations. The point cloud derived from scanning was combined with the hand measurements to to create a BIM model in Revit illustrating all architectural and structural elements (walls, floors, ceilings, openings, furnishings, columns, etc.) to an essential detail level, allowing for continued construction and electrical layouts/calculations to be performed.
ESE then provided a new layout for the fire alarm Tier I set of documents including Fire Alarm Riser, FA Matrix, Fire alarm Narrative, Floor plans identifying all common area devices indicating NAC new Horn/strobe appliances and initiating devices for the New Addressable Fire Alarm System. The fit-up included approximately 450 new devices to bring the space up to the latest code requirement for the new tenant. Lastly, our team provided power distribution to Phase 1 equipment with record one lines or riser diagrams of the electrical system in the existing building. Spaces were analyzed, new layouts were considered, and load calculations were performed to provide the optimal existing and reformed layouts for the space.
